Our experience has taught us that responsiveness, reputation, and relationships are central to building trust. Our owners, tenants, and brokers know that they can trust us to respond quickly to their questions and requests. They also know we are always looking out for their best interests, and that we will be responsible, thoughtful, and transparent in creating solutions.

Hands-On & Team-Based

Our clients, tenants, brokers, and employees all appreciate Central’s hands-on, team-based service approach. In our flat organization, nobody works in a vacuum, and everyone is responsible for understanding the entire property. That means maintenance understands the financial impacts of their work, while accounting understands a property’s maintenance needs. And whatever the issue, everyone is always willing to jump in to help. At Central Management, the phrase “not my job” isn’t allowed.

Managing Like Owners

Our clients know they can trust us to treat their properties as if they were our own. As we stay on top of rent collection, bill payments, and routine maintenance, we also stay mindful of everything from debt, insurance, legal issues, and marketing to longer-term leasing and maintenance needs. Our owner mindset ensures that we never lose sight of the bigger picture. We know the buck stops with us, so we take responsibility and initiative for finding a path to the best solution possible. There are usually multiple ways to solve a problem or make an improvement. The first idea is not always the best. Central Management brainstorms solutions, analyzes them, and then suggests options, presenting upsides and risks for discussion.

Our entire business is built on relationships. Most of our new business is based on referrals and existing relationships. Our people tend to stick with us for the long term, making Central more like a big family. Our clients get to know the teams working in their buildings, forging lasting relationships that enable greater trust, security, and more personalized service. Brokers and owners stick with us for the long term, too, because they know we’re focused on making their lives easier.

Our Story

How It All Began...

Jennifer Records founded Central Management in 2004 after initially finding success as an owner/manager alongside her husband Jeremy. They acquired their first property in 2000.

At the time, Jennifer was working for IBM managing a portfolio of projects and then for First Data managing municipal bonds and interest rate swaps. Jennifer and Jeremy first invested in single-family home rentals in the University of Denver area, but their portfolio quickly grew and evolved. Eventually Jennifer quit the corporate world to manage their investment properties full time. Her financial background prepared her well to understand the numbers and regulations involved in property management. She also showed a natural knack for the creative problem solving, relationship building, and systems management central to the business.

While Jennifer had always loved managing investments, she quickly realized she preferred managing physical assets. They had a real-world solidity to them. Jennifer loved being able to see, touch, and have a meaningful impact on the properties and communities under her purview. She has never looked back.

Jennifer thrives on staying deeply involved in the nuts and bolts of property management. Whether she’s taking the lead on transforming a problem asset or dealing with the nitty gritty aspects of day-to-day maintenance, she loves the fast pace, challenges, and variety inherent in the work. Jeremy, the owner and CEO of Central Development — responsible for 3M+ SF of industrial, medical, retail, hospitality, multifamily, and single-family properties in Colorado — continues to uncover great investment properties. Jennifer and her team continue to manage many of them, even after some of them are sold. Retaining the management after a property is sold shows that it was running correctly. All in all, it’s a proven partnership that positions everyone to thrive.
